Black Bear Lodge Rental Policy


Check-In: After 3pm

This allows adequate time to clean the cabin properly for you, our guest.  Late check-in, no problem we will leave the lights on for you.

**If you need an earlier check-in please check with us prior to your arrival and we will try to accommodate your request. We will make every effort if a request is made at the time of booking.  Please call 24-48 hours prior to arrival to verify availability.


Check–Out 10am

Please respect the next scheduled guest by being prompt when departing in order for our cabin housekeeper to start cleaning the cabin for the next guest to arrive. Please remember to do the items on the check out list.  Please help our cabin housekeeper, meet her schedule without inconveniencing the next guest by checking out on time and following the departure list.   Please remember to put the key back in the lock box before leaving so our next guest will be able to get-in when the arrive.


Cabin Photos

The cabin photos are exactly as it is presented on here on our web page. The pictures are recent photos of the actual cabin you’re renting, which were taken with our own camera.  Please keep in mind that these are only photos and in many cases pictures do not do justice to the craftsmanship and character of the cabin.  



Please help us out.  We provide you with the garbage cans. We have garbage pick up once a weeks.There is 1 can in the kitchen area and 2 large can out side.  When leaving please place all garbage in the outside containers and lock the can lids. Please make sure all garbage is in a bag, not loose in the garbage can.



We have a very strict No Smoking Policy in our cabin. You may smoke outside on the porches or decks. Please use a butt can.  Please do not dispose of cigarettes in the yard area or in our woods. Smoking inside the cabin is an automatic forfeit of deposit. 


Pet Policy

Our cabin is Pet Friendly. There is a $50.00 pet fee for 1 pet and $75.00 pet fee for 2(non-refundable). Our cabin is well kept and we need to take into consideration the next guest to arrive after your departure. Please try and keep your pets off the furniture.


Phone & Internet

Cell Phone service is good at the cabin with most cell phone companies and is limited in different areas though the mountains.

Wi-Fi-  We have Wi-Fi available just bring you laptop.



Our cabin is equipped with Satellite TV. Not all rooms have a T.V. in them.  All do have the four main networks, ABC, CBS, and NBC & FOX.  Pay Per View movies cannot be ordered.  

There is a TV where the DVD player is hooked up to for your convenience.



Our cabin has a gas log fireplace for your enjoyment. It is very easy to operate with a timer. Please Do Not re-arrange the artificial logs in the gas log fireplace as this too can be dangerous and/or cause possible damage to the unit.

The HOT TUB IS HERE! We have a brand new hot tub for your enjoyment.


We have ample parking at the cabin for those who are bring 4 wheelers or any other toys for the area. Remember we are not responsible if anything should happen, no matter how well experienced the driver is and you ride at your own risk. If you are riding 4 wheelers please respect the other in the community and do not ride or spin out in anyone’s driveway areas. There are plenty of places to ride with lots of trail. Just go to the ranger station if you need ATV maps. We do have maps you can look at in the cabin, but please make sure you leave them there for the next guest.  


What should you bring?

In our cabin we provide the following: linens, towels, a fully equipped kitchen, refrigerator w/ ice make, hair dryer and ironing board and iron, so you will only need to bring personal items (body soap, shampoo, etc…) The hair dryer and iron is located on the main floor bath. Please return back to that area.  We have a full size washer & dryer, if you would like to use the washer & dryer you will need to bring detergent and dryer sheets.



One can never predict the weather in the North Georgia Mountains. We may get snow & ice and we may not. Generally the months of January & February are when we may experience inclement weather. All roads leading to the cabin are paved and the main road to our cabin is gravel and very low terrain to get up. No 4x4 is needed to travel up to our cabin, but if you have a SUV that is the best transportation for the mountain areas. It is recommended that you look up on line the weather in January & February to see what weather & road conditions may be like.   



We will supply you with directions straight to our cabin. We are very easy to find and located just off 515 (the main highway). You can find us easily on you navigation map.

Reservations, Rental Rates and Policy


Booking a reservation

To make a reservation call us at (386) 426-6370 or (386) 566-2282 or you may request your dates via e-mail at  info@mamabearscabins.com.

Please Note: You do not have a guaranteed reservation, until we receive either your the credit card information and confirmation from you that we can charge it or a payment by mail. The person booking the cabin must be at least 25 years old and be either the person or spouse of the person, whose name appears on the credit card. This person must be willing to take full responsibility, be with their guest the entire stay, and sign our Liability Release form that will be sent along with the Rental Agreement which is a simple form.
Please remember that our rental cabin is our personal cabin. It is furnished in mountain rustic furnishings and well kept.  Please respect our cabin as if it were your own home. 


 Rental Rates

Since we are family owned, we are able to keep are rates reasonable. 

Our Cabin has a 2 -night minimum through out the year…

Except for the following times which additional nights are required.
-night minimum- Spring Break 
night minimum- Leaf season (last week of September thru October)

Nightly Rate:   $125/night (2 night minimum)

Weekly Rate:  $799/week 
Special Events and Holiday Rates are $145/per night
Monthly Rate:  Available please inquire
Additional $10.00 per person over 4 guest.
Pet Fee one time charge  $50.00 (1pet) $75.00 (2pets)
Cleaning Fee $100.00 up to 4 people and $125.00 5 people plus applies to all rentals
Security Deposit $150.00 refundable
50% deposit required reserving cabin,

Our Cabin will sleep 2 to 8 people comfortably


 Other Fees

We have “NO HIDDEN FEES”!! 
Please respect the cabin and take care of it. The cleaning fee does not mean we are allowing you to leave the cabin in unsanitary condition. We reserve the right to charge for extra cleaning expenses.

Please Note: If you have left the cabin with excess cleaning to be done we will charge back to you the overage we are charged for the cleaning. That overage will be charged to the guest the cabin is booked under. 


Payment of Rental  

$150 of the rental fee will be charged on a valid credit card, at the time of booking, check or bank issue check which must also clear before we cans secure your reservation.

We accept  Visa, Master Card, Discover, American Express, Traveler’s Checks, Bank Checks and Cash. 

(There will be a $50.00 charge for any NON-Sufficient Funds)


 Loss of Damage Deposit

We DO NOT want to keep your deposit! However, we must protect our home. Please work with us and leave the property in the same condition that you found it in.  Please follow the departure list; the property must be left clean and undamaged. If damaged all or part of the $150.00 damage deposit could be forfeited. We reserve the right to further charge the guest’s credit card for additional cleaning or repairs.

Upon arrival, please report any damages, shortage of supplies, or housekeeping issues immediately.

Please Note: Our cabin is privately owned. We are not a big rental company where you are just a number. We take pride in our cabin and keep it well kept.



*** ALL CANCELLATIONS MUST BE MADE IN WRITING – E-MAIL, FAX OR CERTIFIED MAIL. There is a $25.00 anytime cancellation fee.

For reservations canceled with less than (30) days notice the guest is responsible for half the amount of the rental fee.  Pending our ability to re-book the cabin for the entire length of the anticipated stay.  We will do everything we can to rebook if possible.  


 Changes to your reservation date

Once a reservation is made changes to the reservation date can only be made no later than (14) fourteen or more business days prior to check in date.  The rental is based on availability, and once the cabin has been reserved and held for a guest(s) other inquiries will be turned away.  Thus, alterations regarding the date of reservation could prevent other rentals.
